Booked the so called superior suite which is a decent size room with a couple of armchairs. Although be wary of the bedside table which obstructs the doorway to the bathroom. Arrived on a cold wet October and room was very cold as had only turned on heating the same day. No extra blankets available or pillows which you expect as standard in Guest Houses. Reception often unmanned so asked to phone for assistance. Lift not working when turned up and no offer to help us with bags, even though I mentioned a disability. Only one key per room and the parking is on site but only limited space. Sea view is possible by viewing through the side of the bay window. WiFi is spotty. Breakfast is between 9 and 9:30am so the most restrictive time slot I've ever come across as used to a 2hr slot normally been given. also, is a buffet breakfast with only beans, fried egg, omelette, bacon, sausages, hash brown and pancake or cereal (corn flakes, rice krispies or weetabix). Wouldn't be my first choice for a future stay in Blackpool.

Breakfast is shockingly poor and limited. Staff weren’t professional or friendly. Room was tiny and old but clean. Rusty radiator and taps. Overall, wasn’t nice and I wished I was at home!

This is the second time I’ve booked this hotel We book a family room and it’s spotless Buffet breakfast is amazing and made fresh nothing is too much bother for the owners. It’s just what you need fir a stay in blackpool

I was a bit worried about coming to this hotel after I had booked just because of the look of it on the outside... I'm glad I booked. From first point on contact with the manager she was lovely very polite and very respectful. We then parked the car up and booked in to pay again the lady was fantastic very polite and chatted away with us. The room I had was very clean and well presented. The price we paid for this hotel wasn't much at all but it was worth every penny. And again the manager was outstanding could of asked for more very welcoming very polite and also chatty. I will rebook for this hotel.
