Nice hotel, food was great. The party room is quite small and we were really packed in, it would be nice to have elbow room when your sat eating. Overall, the party night was good but I doubt we will go back.

This is a basic plus hotel. It has the basic essentials such as a good bed and a clean bathroom. But lacks what makes it a 4 star hotel, no bathrobes or sleepers and the staff are cold. Also the spa is not in the same building but apparently 20 minutes walk away. All in all just OK.

Breakfast was as cold as the customer service last night. The lady taking orders during breakfast was unfriendly. Room was clean but failed to keep a normal temperature. Location was good but they can’t really control that. A lot of staff would stare at us and make us feel uncomfortable.

I went in expecting a luxury hotel from the pictures and the price and unfortunately was very disappointed. If you go in expecting a Holiday Inn Express experience, however you will have your expectations exceeded. Bad points: - Room smelled of sewage on check in. This thankfully disappeared after a few hours so was perhaps a temporary issue. - Bedroom had very old single glazed glass in a window that didn’t close properly so was very noisy as we faced the road. I did request a room away from the road on booking as I am a light sleeper and this was completely ignored. When I asked to move room it was not possible as they were fully booked. - Bathroom was poorly decorated and very dated with cheap shower walls and fittings. Where there were tiles some of the grout was mouldy. Did not match any of the photos on Google. - no room phones and tacky laminated posters all over the room telling you to use WhatsApp to contact reception. Good idea but not executed in a luxury hotel way imo. - Bedroom furniture was nice but chipped and marked from years of use without maintenance. Fittings and fixtures dated. - breakfast, although included, had to be booked in for a specific 15 minute slot as there was such limited room in the restaurant. The breakfast staff mixed up my breakfast order with my fiancée’s too so I ended up with the correct type of egg but my fiancée had my special requests. - parking is extremely, extremely limited and a free for all in nooks and crannies around the building. Only just managed to get a space. Entrance from road is difficult to find too. - no lift to bedrooms (somewhat to be expected in such an old building) - no climate control/AC which wasn’t an issue in November but would have been a deal breaker for us for a summer stay. Good points: - Beautiful characterful and historic building with period features. - excellent full cooked breakfast included (when the order is right) with lovely tea, and beautiful restaurant surroundings and crockery. - staff very friendly and helpful as much as they can be - despite there being a wedding at the hotel when I stayed there was no noise from it that disturbed my stay. - high end toiletries provided - decaf tea provided alongside usual options in bedroom. - comfy bed with extra pillows in the bedroom wardrobe - double sockets by each bedside table for plugging in electronics. No usb. - iron, ironing board and hairdryer provided

I've only given this a 3 star as the hotel rooms were ridiculously hot. We had a fan but they were still hot. Our view wasn't great either we had the car park. Food options were plentiful and the food was delicious. Receptionist was a delight. The other members of staff were attentive but needed to smile a bit more. It's a shame there was a function on as they took up the bar area but it's on the edge of the town centre and was a nice walk into Darlington. Perfect location for a night out.
